Airspace is the vertical area on top of buildings. Whilst it is included in the ownership of a building, it is often left unused and under-utilised. Many property owners and developers tend to neglect this area and, as a result, countless potential new homes have gone undeveloped.
What is Airspace Development and why has it become so popular
Airspace development is a pioneering solution to address the UK’s housing shortage (in fact, London faces a chronic housing crisis!) that utilises the overabundance of existing roof tops in place of scarce free land.
After a long awaited consultation period, the UK Government have at long last introduced new Permitted Development Rights (PDR) to more easily enable property owners and developers to develop their airspaces increase the UK’s housing output in a more sustainable manner.
The new airspace permitted development rights are an exciting new prospect however, as with anything, there still remain some tricky conditions and stipulations that must be met before an airspace is developed. This includes factors such as geographical concerns, pre-existing height, effect on traffic, internal height restrictions and many others.
Above all else, Airspace development remains a highly complex development that requires experience and skill. Special consideration needs to be paid to the logistics of any rooftop development: from specialist structural surveys to preparations of the existing roof to road closures and crane operators.
